2025 Holiday House Tour

Saturday, Dec. 13 and Sunday, Dec. 14

Now in its sixth decade, the Annual FDA Holiday House Tour features homes that capture the neighborhood’s architectural cohesiveness, yet its spectacular distinctiveness, that exists nowhere else in the United States. Come see what makes the Fan uniquely Richmond!

This much-loved, annual tradition is expected to bring more than 1500 visitors to the historic Fan District, which is the largest intact Victorian district in the country. Ticket holders will be able to tour nine spectacular and festively decorated properties, while enjoying the vibrant neighborhood and its unique architectural character.

The annual Holiday House Tour raises funds to support the FDA’s dedication to the preservation, restoration, and betterment of the community. Last year’s record-breaking tally allowed the FDA to award $40,000 to support schools, neighborhood parks and streetscapes, and organizations that serve those in need in the Fan, and in the city Richmond.

Weekend of Tour: $60/ticket

    • Tickets are good for both days of the tour.
    • Each home may only be toured once.
    • Additional information about receiving tickets will be shared closer to the event.
    • Tickets are non-refundable.

Volunteer

It takes more than 250 volunteers to make the Holiday House Tour possible!  There are countless ways to contribute, from helping to decorate to being a docent to greeting friends and families at our holiday stops.

Each volunteer receives a complimentary Tour ticket and an invitation to the celebratory after party.


The 2025 Holiday House Tour locations

This year we have ten magnificent, historic locations on display. See what's in store for this holiday tour!

1211 West Franklin Street
Built in 1914. Had the house’s owner sold at the time, it would have been demolished to allow for expansion of Stuart Circle Hospital. It recently underwent a whole-house renovation, including a third-floor extension of the Hollywood regency style staircase.

2005 West Grace Street
Built in 1910. This house is part of the West Grace Street Historic District. It boasts a three-story floor plan, bow front windows on the first and second floors, original wood floors with a formal entrance foyer, living and dining room, and a recent kitchen renovation.

1922 Grove Avenue
Built in 1912 by O.J. Davis. This house features beautiful entry gardens, stately mantles and marble surrounds of the wood burning fireplaces, and a sophisticated open floor plan. The kitchen was recently renovated, and the rear-addition needs to be seen to be believed.

1723 Hanover Avenue, Unit 7
Built ca 1910. This former church was reimagined into exceptional residences in 2004. Enter the front doors and ascend the staircase to Unit 7 in the now Sydney Condos to experience breathtaking stained-glass windows and one-of-a-kind design elements.

2300 Hanover Avenue - William F. Fox Elementary School
Built in 1911 and designed in the Craftsman, Arts & Crafts style by renowned Richmond-based architect Charles M Robinson. The school reopened in September 2025 after a devastating fire caused catastrophic damage to the structure in February 2022.

1524 Park Avenue
Built in 1914 for Henry C. Riely by Otis K. Asbury. This Georgian Revival house with hooded entry overlooks Lombardy Park. And the gracious entrance opens to the living room and grand staircase. Numerous glass pane French doors allow for abundant natural light.

1836 Park Avenue
Built in 1906, the church was used by various congregations for over 100 years. Now it is being reimagined as community space. This is one of the rare instances when Tour goers will experience the location both “before” and “after”, once renovations are completed.

1923 Stuart Avenue
Built ca 1900. The Queen Ann style house with original Ionic columns overlooks Meadow Park. This house has original heart of pine floors, pocket doors, and gas coal fireplaces. The family room is open to the kitchen, which recently underwent a fabulous modern update.

2001 Stuart Avenue
Built in 1908 in the Italianate style by George Duke. The front porch maintains its original elaborate wrought iron scroll work supports and railings. Inside is a center hallway and stairs, which are very uncommon in Fan houses, and wonderfully curated art pieces.

2121 Stuart Avenue
Built in 1912 by C.L. Lacey. This Colonial Revival house features ionic columns and a turned balustrades deck with detailed dentil medallion cornices. The custom mahogany front door welcomes you to original fireplaces and recent and extensive renovations.

About the Fan

The historic Fan is a residential neighborhood developed largely from 1890-1930. The neighborhood is unquestionably one of the city’s greatest architectural assets displaying a rich, cohesive collection of historic homes in a variety of architectural styles such as Victorian, Italianate, Richardson Romanesque, Queen Anne, Colonial Revival, Bungalow, American Arts and Crafts, Tudor Revival, Spanish Colonial, and Art Deco.
